Glynmar is a wonderful detached holiday home set just a few minutes' downhill walk away from Saundersfoot and its glorious sandy beaches, when you can tear yourself away from these, the hot tub will sure to become a highlight of any holiday, especially at the end of a busy day when it catches the evening sun.

Renovated to a very high standard and stylishly furnished with a contemporary look in natural colours with calming neutral tones of the beach, while reflecting the rich woodland setting to the rear of the house. The large windows ensure a light airy feel, enjoy relaxing in the spacious sitting room with French doors leading to the well-fitted modern kitchen/diner perfect for family gatherings.

The second sitting room and large conservatory gives plenty of space for the whole family whatever the generation. With sea glimpses from all the front rooms you will not forget how close you are to the beach, while 2 of the beautifully appointed bedrooms on the first floor offer gorgeous sea views over the roof tops to Saundersfoot and the bay - perfect romantic retreats.

There are a range of facilities in Saundersfoot including pubs, shops, galleries and restaurants to explore, as well as a choice of beaches and a picturesque harbour. Ideal if you a keen water sports or boating enthusiast, especially with the useful drying/shower room. Join the Pembrokeshire Coastal Path and explore this stunning coastline and glorious beaches, follow the old tunnels round the coastline to Coppit Hall with its popular Coast restaurant or Wiseman’s Bridge with its beachside pub or a little further on is Amroth another pretty seaside village. In the other direction is the medieval walled town of Tenby with quaint harbour, and cobbled streets, again there is a range of busy pubs, restaurants and shops to try. Take a boat trip to Caldey, the unique monastic island or just spend your days on one of the four golden sandy beaches. There is a wealth of family attractions all within a short car journey including Folly Farm, Heatherton World of Activities and Manor House Wildlife Park, as well as a choice of golf courses to try.

With all this on your doorstep and a relaxing hot tub, this is a wonderful holiday home you will just not want to leave.

This Access Statement has been prepared by the owner for your information; it is the most recent version that we have received. This statement has been prepared as objectively as possible, however with such a wide remit oversights may be made.

The house can be approached from either an A-road or the B-road. There is ample parking for several cars directly to the sides and rear of the house. The driveway is on an incline to the sides of the house, but more level at the rear. The driveway is covered with tarmac. The main entrance is at the front and can be approached from both sides of the house. (Side 1) – main entrance door approached by seven steps, each 16cm high x 30cm deep x 104cm wide. The height of the first step varies due to the slope of the driveway – at its lowest point it is 12cm high and at the highest point 19cm high. There is also a drain cover on the first step which restricts the width to 74cm wide. The steps lead to a concrete pathway 320cm long to the front door, which varies in width due to the shape of the front garden, from 84cm at its narrowest point to 109cm at its widest point. (Side 2) – main entrance door approached by one curb step 12cm high onto a concrete pathway 1450 cm to the front door, 180cm wide at curb but reducing to 55cm wide at its narrowest point. The main entrance door is approached by three steps – the first and second steps are 15cm high x 39 cm deep x 180 cm wide and the third step is 16cm high x 10 cm deep x 180cm wide. The main entrance door is hinged from the left and is 79cm wide, the keyhole lock is 117cm high from the top of the second step. The main entrance door leads into the inner hallway which is laid with oak flooring. The back entrance is approached by three steps – the first step is 5cm high x 30cm deep x 60 cm wide (width is restricted due to a drain cover), the second and third steps are 13cm high x 31cm deep x 91cm wide. The steps lead on to a gravelled area with three stepping stones inset. The distance from the steps to the back door is 263cm. The exterior back door is hinged from the left and is 86cm wide, the keyhole lock is 199cm high from the ground. There is one step up, 19cm high, and a threshold of 7cm as you enter the utility room which has vinyl flooring. Immediately to the right is the interior back door which has one step up, 14cm high x 79cm wide, into the kitchen which is laid with oak flooring. The interior back door is hinged from the left and is 79cm wide, the keyhole lock is 104cm high from the top of the step. Entrance via the conservatory is directly off the drive – there is one step up, the height varies from 14cm at its lowest point to 20 cm at its highest point x 60cm deep x 180cm wide and a threshold of 8cm as you enter the conservatory which has a slate tiled floor. There are double doors 135cm wide and the keyhole lock is 108cm high from the top of the step. The conservatory leads to the cwtch through double doors 118cm wide with a threshold of 8cm. There is a step down, a drop of 15cm, into the cwtch which has a carpet floor. The side entrance is directly off the drive and there is one step up, 16cm high x 11cm deep x 88 cm wide and a threshold of 8cm when entering the house. The door is hinged from the right and is 78cm wide, the keyhole lock is 117cm high from the ground. The side entrance door leads into the annexe which has a slate tiled floor and this leads into the cwtch which has one step down, a drop of 15cm, onto a carpet floor. All rooms on the ground floor are on the level except the conservatory which has one step up, 15cm high, from the cwtch and the utility room which has one step down from the kitchen, a drop of 14cm. Ground floor facilities include two bedrooms (one twin room and one double room), a sitting room, an open plan kitchen/dining room, utility, bathroom (with bath only), the cwtch, a conservatory and 1 step up from second sitting room to rear lobby/steam shower, cloakroom/whb/wc. Twin bedroom (approx. 4.06m x 3.63m) – two single beds each accessible from both sides, a built-in wardrobe with sliding doors, good colour contrast to floor (oak) and walls. Double bedroom (approx. 2.41m x 3.61m) – double bed accessible from both sides, cabinets either side of the bed 69cm high, chest of drawers 78cm high, carpet floor. L shaped hallway 96cm wide at narrowest point with oak floor. Sitting room – well-lit (natural & artificial lighting), oak floor with double French doors 152cm wide leading into open plan dining room and kitchen all with oak floor. The kitchen has an electric double oven – the handle for the bottom oven door (drop down) is 122cm from the floor and the handle for the top oven/grill door (drop down) is 151.5cm from the floor. The oak work tops are 93cm high and have on the top the electric induction hob, toaster, kettle and bread bin. The microwave is integrated with the wall cupboards and the microwave door is hinged to the left and the handle is 51cm from the work top. The fridge & dishwasher are also integrated. The sink is 93cm high and a mixer tap with hot and cold paddle handles. The extractor hood above the induction hob is 74cm from the top of the work surface to the top of the front face. The controls can be found on the front face. The utility room has an under-counter freezer, washing machine and tumble drier. The L shaped oak work surfaces are 92cm high and there is a sink with a mixer tap and hot & cold paddle handles. The bathroom has a sink 86cm from the floor with a single control mixer tap, a toilet which is 44cm from the floor and a freestanding bath which is 70cm at its highest point and 56cm at its lowest point from the floor. The bath has a tall freestanding mixer tap with a single control which is 98cm from the floor. The rear lobby has a cloakroom with a sink which is 86cm from the floor and a toilet which is 43cm from the floor. The shower has a threshold of 25cm when stepping up into it and the sliding shower door opens to 50cm wide. The staircase is situated by the front door. It has one step up 20cm high then a dog leg to the left and a further twelve stairs 20cm high x 24 cm deep x 72cm wide. There is a stair gate fitted to the second step and the fittings narrow the width to 59cm on this stair. Upstairs facilities include four bedrooms (one en-suite) and a bathroom. There is an external lighting system all around the exterior of the house on PIR sensors. The front of the house is laid to lawn with hedging. There is no back garden. To the side of the house there is a gated, enclosed, decked hot tub area. There is a small gravelled seating area opposite the back door. The nearest bus stop is in Milford Street which is 0.7 miles from the house. The nearest train station (Arriva Trains) is 1.8 miles from the house, but there are no facilities there so you need to arrange to be picked up. Guide Dogs are welcome.
